A Snowbelt City Needs a Tight House

Spray foam insulation in Erie is about holding heat through some of the heaviest snow in the country. Wikipedia places Erie in the snowbelt that runs from Cleveland to Syracuse and lists a 1991-2020 normal of 104.3 inches of snow a season. In December 2017 the city took 53 inches in two days, a Pennsylvania record, on the way to 198.5 inches that winter. A house that leaks warm air into the attic turns that snow into ice dams, and one that leaks cold air at the foundation has drafty floors all winter. We seal those leaks first, then insulate with closed-cell or open-cell foam where foam belongs and blown-in insulation where it does the job for less.

The code in Erie County

OpenEI's county page places Erie County in Climate Zone 5A. Pennsylvania adopted the 2021 IECC with state amendments effective January 1, 2026, and the Insulation Institute's summary of that code lists, for Zone 5, R-49 ceilings, R-23 or R-13 plus R-7.5 continuous wood-frame walls, R-19 or R-15 continuous basement and crawl space walls, and R-30 floors. Those numbers apply to new work. For an older house they are a good yardstick, and many Erie attics we see fall well short of R-49.

Erie's older housing

Erie is an old industrial port, and its housing shows it. Wikipedia counts 43,625 housing units in the city at the 2020 census, and notes the city has lost about 40,000 people since the early 1960s, so most homes were built decades ago. Older two-story frame houses on narrow lots have balloon framing, empty walls and attics with a few inches of old fill. Post-war ranches and split-levels in the townships have bare rim joists, leaky attic hatches and rooms over garages. Each type has its own weak spots, and we plan around them.

Closed cell vs open cell

Open-cell foam is light and spongy, about R-3.5 to R-3.7 per inch in HomeGuide's figures. It fills odd cavities and stops air, while letting some vapor through. Closed-cell foam is dense and rigid, about R-5 to R-7 per inch, and at normal thickness it slows vapor and does not soak up water. In the snowbelt, that makes closed-cell the usual choice for rim joists, block basement walls, crawl spaces, pole barns and roof decks with no room for venting. Open-cell suits interior cavities and some roof assemblies where the vapor side is handled another way.

On a wide-open attic floor, foam is usually not the cheapest path to R-49. Sealing the gaps with foam and caulk and then blowing cellulose or fiberglass to depth often costs less and works well. We say so when that is the better plan.

What to ask insulation contractors

When you call spray foam insulation contractors or insulation companies around Erie, ask what they seal before they insulate. Ask which foam goes where and why, and what thickness and R-value the quote lists. Ask how they handle ventilation in a snowbelt attic, what happens to wet or moldy old insulation, and how long you need to stay out after spraying; HomeGuide's guidance is at least 24 hours. A careful contractor answers each question in writing.

Spray foam insulation cost

HomeGuide's 2026 guide puts installed spray foam at $1.50 to $5.00 per square foot: open-cell $1.50 to $3.50 and closed-cell $3.00 to $5.00. It lists rim joists at $2,000 to $2,500 and a whole house at $8,000 to $20,000, with many installers setting a $1,000 to $2,000 minimum. Fixr puts crawl space foam at $1,000 to $5,900. Those national ranges help you budget. In Erie, the season is a real cost factor: unheated attics and pole barns are easier to spray outside the coldest weeks, and fall books up fast. Your written estimate is the price.

Rebates in 2026

FirstEnergy Pennsylvania's energy savings page says it is finalizing new programs and lists a Residential Energy Audit Program and the WARM program for limited-income customers. Its earlier weatherization rebate form covered insulation and air sealing installed from June 2021 through March 31, 2026, paying up to $500 based on estimated savings. Check the current page before you start, since the program list is changing.

Common Questions

What can spray foam have the highest R-value?

Closed-cell foam, at about R-5 to R-7 per inch according to HomeGuide, against R-3.5 to R-3.7 for open-cell. That makes it useful where space is tight: rim joists, rafters and shallow walls. In an open attic, depth is cheap, so loose fill reaches R-49 for less.

Does spray foam insulation stop mold?

Foam does not kill mold, but closed-cell foam keeps warm, damp indoor air off cold surfaces where it would condense. That helps on rim joists, basement walls and crawl spaces. Active leaks have to be fixed first.

What R-value does Pennsylvania require in an attic?

The Insulation Institute's summary of Pennsylvania's code (2021 IECC with state amendments, effective January 1, 2026) lists R-49 for ceilings in Climate Zone 5, and OpenEI places Erie County in Zone 5A. That applies to new work, but it is a sensible target for an existing attic too.

Will insulation stop ice dams in Erie?

Ice dams form when heat leaks into the attic and melts roof snow. Sealing the attic floor and adding insulation cuts that heat. Ventilation and roof shape also matter, so we check the soffits and eaves while we are up there.

What are the disadvantages of a spray foam roof?

Spray foam roofing is a commercial flat-roof system that needs a protective coating and periodic recoating, and it is sensitive to weather during installation. We do not install foam roofing; our work is insulation inside buildings, including foam on the underside of roof decks.

How much does spray foam insulation cost in Erie?

National guides put it at $1.50 to $5.00 per square foot installed (HomeGuide, 2026). Job size, foam type, access and season change the total. We give you a written estimate after a visit, and that estimate is the price.

Erie County Towns We Serve

We work in the city of Erie and the townships along the lake (Millcreek, Fairview, Harborcreek and Lawrence Park), the boroughs of Girard and North East, and the higher ground to the south: Summit and McKean townships, Edinboro, Waterford, Union City and Corry. The lakeshore townships sit near 572 feet, while Edinboro, Waterford and Union City are above 1,200 feet, and the southern towns hold more farms, barns and older borough homes.
